Can You Buy Property in Portugal with Crypto?
Portugal has become a crypto-friendly European destination for international investors, entrepreneurs and digital asset holders. But can you really buy property in Portugal with crypto?
The short answer is yes. Portugal allows real estate transactions in which cryptocurrency is used as the means of payment. However, buying a house with Bitcoin, Ethereum or another cryptocurrency is not as simple as transferring coins to a seller’s wallet.
There are specific legal, compliance, tax and anti-money laundering requirements buyers and sellers need to understand before completing a purchase of crypto property in Portugal.
Can You Buy Property in Portugal With Cryptocurrency?
Yes. Cryptocurrency can be used to purchase Portuguese real estate.
Portugal has adopted procedures that allow property transactions to be carried out with crypto assets where the cryptocurrency is not converted into euros before the purchase.
In a normal purchase of real estate the purchase price is negotiated and paid in euros. In a crypto transaction, the buyer and seller can instead agree that the property will be transferred in exchange for a specified amount of cryptocurrency.
But that structure has to be agreed between the two sides. A buyer cannot simply decide to pay for a property in Bitcoin if the seller only accepts euros.
And the transaction must comply with Portuguese real estate law, tax obligations and money laundering regulations.
How Does a Crypto Property Purchase Work?
Buying property in Portugal with cryptocurrency is not as easy as a normal euro transaction.
The notary or other person authenticating the transaction will need to know about the crypto assets involved, including proof of provenance, and the wallets used.
“The parties will also need to work out how much the cryptocurrency is worth in euros for legal and tax purposes.” This is important because Portuguese property taxes and transaction costs are still calculated in euros.
For instance, a villa might have an agreed market value of €800,000 even if the seller and buyer agree that payment is to be made using Bitcoin. The cryptocurrency amount will need to be determined according to the agreed exchange rate and transaction structure.
Given the volatility of the crypto market, parties should also state clearly how and when the exchange rate is determined.
Crypto Transactions & Anti-Money Laundering Checks
One of the key aspects of buying a property in Portugal with crypto is compliance.
The Portuguese notaries and other professionals involved in real estate transactions are subject to legislation on anti-money laundering and counter-terrorist financing. A crypto transaction can therefore require additional documentation regarding the source of the funds.
When necessary, buyers should be ready to show how they obtained the cryptocurrency and prove the transaction history. This could be data from cryptocurrency exchanges, data from wallets, and proof of how the original funds for the digital currencies were created.
A buyer who purchased Bitcoin several years ago, for example, should ideally maintain documentation connecting the original investment to the crypto assets now being used for the property purchase.
This is one reason why professional preparation before making an offer is particularly important.
Finding Property Sellers Who Accept Crypto
Although crypto property transactions are legal, most Portuguese properties are still marketed and sold in euros.
Finding the right property therefore involves more than searching specifically for listings advertised as “Bitcoin accepted.”
In some cases, a seller who initially expects payment in euros may be willing to consider cryptocurrency if the transaction is structured correctly and the legal and tax implications are explained.
International buyers unfamiliar with the local market can also use a property buyer’s agent in Portugal to identify suitable properties, approach sellers, coordinate negotiations and help manage the purchase process independently of the seller’s estate agent.
This is especially useful for off market properties or deals with unusual payment structures.
Can You Buy Luxury Property with Bitcoin?
Purchasing crypto can be particularly relevant at the top end of the Portuguese property market.
Luxury property deals in Portugal have already been done using cryptocurrency, and international cryptocurrency investors usually focus on areas such as Lisbon, Cascais, Estoril and the Algarve.
The market includes contemporary villas, oceanfront homes, penthouses and high-end apartments. Buyers exploring this segment can review the different regions and opportunities within Portugal’s luxury real estate market.
Larger-value crypto transactions can attract greater compliance scrutiny. Buyers should expect detailed source-of-funds and source-of-wealth checks, particularly when substantial amounts of digital assets are involved.
The tax consequences of buying property with cryptocurrency
Using crypto to buy property in Portugal does not mean you don’t pay the regular taxes.
Buyers could still be liable for Property Transfer Tax (IMT) and Stamp Duty, plus notary, registration and legal costs.
The liabilities are calculated on the basis of the appropriate euro value of the property, and not only on the amount of Bitcoin or other crypto assets transferred.
Separately, there could be tax consequences for disposing of cryptocurrency. Portugal's tax treatment of crypto assets has changed significantly in recent years and depends on factors including the type of crypto asset, how long it has been held and the nature of the transaction.
International buyers should therefore obtain Portuguese tax advice before transferring substantial crypto holdings into real estate.
Does Buying Property Give You Portuguese Residency?
Buying property and obtaining Portuguese residency are separate matters.
Portugal no longer allows real estate investment to qualify for the Golden Visa program. This applies whether the property is purchased using euros, Bitcoin or another cryptocurrency.
A non-EU buyer can freely purchase Portuguese property but will need an independent immigration route if they intend to become resident in Portugal.
Depending on their circumstances, this could include the D7 Visa for people with qualifying passive income, the D8 Visa for remote workers or the D2 Visa for entrepreneurs.
Should You Buy Portuguese Property with Crypto?
Buying property in Portugal with crypto is possible, but the transaction needs to be structured carefully.
The biggest issues are usually not whether cryptocurrency can legally be used, but whether the seller accepts it, whether the source of the digital assets can be documented and whether the transaction satisfies Portuguese legal, tax and anti-money laundering requirements.
For crypto investors with a clear transaction history and the right professional support, Portuguese real estate can provide a practical way to convert part of a digital asset portfolio into a tangible European asset.
